Planning Permission & Regulations for Glamping Cabins

Establishing a glamping site in the UK offers a unique opportunity to tap into the growing tourism sector. However, navigating the planning permission process is crucial to ensure your venture complies with local regulations and operates smoothly.

Understanding Planning Permission Requirements

In the UK, any development involving a material change in the use of land or buildings typically requires planning permission. This includes setting up glamping sites, as they often involve changing the land's use and installing structures for accommodation. Even if the structures are temporary, such as tents or pods, planning permission is generally necessary if the site operates for more than 28 days a year.

Understanding Planning Permission Requirements

  1. Change of Land Use: Transitioning land from agricultural or other uses to a glamping site constitutes a change of use, necessitating planning approval.

  2. Permanent vs. Temporary Structures: While temporary structures used for less than 28 days may not require permission, operating beyond this period or installing permanent facilities will likely need consent.

  3. Infrastructure Development: Adding amenities such as water, electricity, and sewage systems often requires additional permissions, as they involve significant alterations to the land.

Steps to Obtain Planning Permission

  1. Pre-Application Consultation: Engaging in a pre-application discussion with your local planning authority can provide valuable insights into the feasibility of your project and highlight potential issues early on. For instance, Staffordshire Moorlands District Council offers pre-application advice to guide applicants through the process.

  2. Prepare a Comprehensive Application: Your application should include
Location Map: A detailed map indicating the site's boundaries and surrounding areas.
Site Plan: A layout plan showing the proposed placement of structures, access routes, and amenities.
Design and Access Statement: An explanation of the design principles and how the development will be accessible.
Supporting Documents: Environmental assessments, heritage impact statements, and other relevant reports.

  3. Public Consultation: Depending on the scale of your project, public consultations may be required to gather feedback from the community.

  4. Decision and Conditions: The planning authority will assess your application against local and national policies, considering factors like environmental impact, traffic, and community benefits. If approved, conditions may be imposed to mitigate any adverse effects.

Steps to Obtain Planning Permission

Navigating the planning system can be complex. Engaging professionals with experience in leisure and tourism developments can be beneficial. For example, an architect we work with has successfully obtained planning permission for clients like Driftwood Lodges, demonstrating the value of expert guidance.

Conclusion

Securing planning permission is a critical step in establishing a glamping business. By understanding the requirements and engaging proactively with planning authorities, you can lay a solid foundation for your venture.

What are your log cabins made from?

Our log cabins are made from FSC (Forest Stewardship Council) and PEFC (Programme for the Endorsement of Forest Certification) certified Scandinavian Redwood. Our modern lodges have the option of being cladded with Marley Board, which is virtually maintenance free, meaning you don’t have to worry about having to re-treat or paint your cabin.

What is a BBQ Cabin?

Our BBQ Cabins are inspired by traditional Scandinavian grillkota (“grill house”) that were used by reindeer herders to provide a sheltered space during harsh winters. With a central grill for cooking, grillkota cabins provided a space for communal cooking that are still in use in the modern day.

Are Camping Cabins similar to bell tents and glamping pods?

No, bell tents are made from canvas and are only used for glamping in the dryer seasons. Glamping pods are made from wood but have a similar structural shape to traditional tents and usually consist of just one room. Camping Cabins are inspired by traditional Scandinavian grillkota, can have extensions fitted for additional rooms and can be used all year round.

Are your log cabins waterproof?

Yes, our camping and glamping cabins are watertight due to their structure and insulated roofs and floors. This makes them an ideal choice for all year round glamping!

Where can you deliver your log cabins to?

We deliver and install our log cabins across the UK! Our factory is based in Derbyshire, where all our cabins are made, then sent to businesses across the country. Wherever you are in the UK, we can get a cabin to you!
